Am I required to make my property available to Section 8?
This will depend on individual owners if they will accept Section 8 for their home.
Are you licensed?
We are licensed Realtors and members of the Pikes Peak Association of Realtors.
Can I reach you after hours?
We have an after-hours emergency pager service for maintenance emergencies # 1-855-559-5525. All other calls will be answered during business hours.
Can you put the money directly into my account?
Owners can have their rental payment deposited directly into the bank.
Do I get to see the lease or sign it?
When requested we can send a copy of the lease prior to the lease signing appointment. We recommend reading the lease and discussing any questions prior to your lease signing appointment.
Do you sell real estate too?
Yes, we are licensed Realtors and members of the Pikes Peak Association of Realtors, Colorado Association of Realtors and National Association of Realtors.
Does your Office have an After-Hours Drop Box?
Yes, we have an after-hours drop box at the Waynoka location. Please place your payment in an envelope with At Home Real Estate Services on it. If you need to drop paperwork off you'll need to come during our normal business hours.
How and when do I get my checks?
Our policy is to release the rental income by the 10th of the month. This will take 2-3 business days to show in your bank account. The bank can take up to 10 days before letting us know if a payment has been returned and this helps avoid sending funds that are not available to owner.
How is rent collection handled?
We have many payment options for tenants. Tenants may pay directly at the office, mail a payment and pay online through the tenant portal either automatically or by logging in each month.
How long of a lease do you sign?
We recommend a minimum 1 year lease. This will be determined by the time of year, credit and the owner’s needs.
How much security deposit do you charge the tenant?
Security deposit is usually equal to one month’s rent. Not to include pet deposit if pets are allowed.
How soon can you start managing my property?
This will be determined once the home has been visited and if there are repairs needed prior to marketing your home.
I did not have a pet when I moved in; may I have a pet now?
First, email your Property Manager your request for a pet. Do not move a pet into the property without permission. At Home Real Estate Services, Inc. will contact the owner and submit your request. If the owner does allow the pet, a pet deposit will be required and a pet addendum must be signed prior to pet being put onto property.
What type of properties do you manage?
Single family homes, town houses, condos, duplexes.
What type of reports do I get and how often?
You will receive a monthly statement through your portal when your rental income is released.
You can log into your Owner Portal 24 hours a day, 7 days a week.
When I move out, what do I need to do to receive my full security deposit back?
We advise that you remove all personal belongings and clean the house thoroughly including floors, walls, trim, windows, bathrooms, counters, cabinets, appliances. All carpets must have a black light test by Environmental Assessment and should be professionally cleaned with a receipt turned in when keys are turned in. Gutters should be cleaned out. The roof should be free of leaves and debris. If you are responsible for lawn maintenance, then the grass and hedges need to be trimmed to a reasonable height and all beds should be free of weed or trash. Who holds the tenant security deposit?
The tenants’ security deposit is held in a trust account by At Home Real Estate Services, Inc.
